“The Overlook” is a newly constructed 'one acre estate on the North Shore of Vieques Island, Puerto Rico available for you to enjoy during your vacation on the island. Situated on a promontory overlooking the Atlantic, the views from the villa are truly astonishing. Not only can you see, hear, and smell the ocean but you are perched at just the right elevation to enjoy over 180 degrees of unobstructed panoramic views. You can see the big island of Puerto Rico, Culebra Island, St. Thomas, and on a clear day, St. John. You also have the perfect lookout for spying local fishing boats, sailboats, and private yachts.

“The Overlook” accommodates one to six people in sophisticated and contemporary style. It is also the ultimate property for your selection as the place to host your wedding, honeymoon or special event, which will provide memories to last a lifetime.

The villa is professionally managed and maintained by the well-known Bravos Boyz team, you can be confident that your stay at “The Overlook” will be one of the most relaxing and comfortable experiences imaginable.

The architecture of the Overlook is a modern mix of polished and painted concrete, Spanish Cedar doors and windows, Turkish Marble floors, diamond polished concrete counters, and other custom finishes throughout. A recent visitor commented, “The Overlook is not just a wonderful house but a piece of art”.

Outside there is a grand pool with polished concrete surrounds and back wall complete with a serene fountain feature. There is an outdoor seating area just off the great room, adjacent to the pool. It has concrete banquets and a poured-in-place concrete table for the perfect poolside cabana. Below the pool there is a lower terrace with formed concrete benches surrounding the entire terrace and a one of a kind concrete pergola offering shade on the sunny pool deck area. In the evening it is the perfect spot to watch the sun go down onto the waters of Vieques, as you feel like you are truly sitting on the edge of paradise.

“The Overlook” is in the Bravos de Boston beachside neighborhood and is a favorite spot for those travelers who truly get Vieques. The natural surrounding landscape boasts many palm trees and other tropical plant varieties. The lushness of this area has led some to call it “The Garden District of Vieques”. The one-acre property itself has some of the most beautiful gardens on the island. You can stroll through the grounds on pathways and stairways on your way to the beach below.

There is a protected mangrove estuary located between the Overlook property and the ocean offering the perfect habitat for many species of birds and animals. It is not uncommon to see Brown Pelicans, snowy white egrets and other birds flying the coastline. It is also fun to see the giant iguanas, which often come out of the estuary and visit our garden in search of the hibiscus flowers they love to eat.

Only a few steps from the lower garden is La Chata beach, a favorite with the local neighborhood residents. You can take a stroll down the beach and pick up sea glass and driftwood and watch the waves crash against the craggy reefs. There are a couple of good swimming holes where you can stop and take a dip to cool off. When the water is calm some of the best snorkeling can be found at La Chata and when the waves are big you can watch the local surfers from sun up to sundown.

the Overlook suite #1

Suite #1 is a sensual room offering a King Size bed with a unique wood carved headboard from Indonesia and fine luxury linens for your sleeping comfort. The suite is fully air conditioned and has ceiling fans. There is a private bath with a polished concrete counter and integrated double sinks. The private outdoor shower has an open roof to the stars for a tropical bathing experience. There are wide double doors opening to your own balcony with panoramic coastline and mountain views.

Suite #1 is furnished with collector’s artwork, rugs, and accessories. The entertainment system includes a television, receiver, satellite connection and speakers throughout.

The speakers in the bathroom have their own volume control for your listening pleasure. The system has Dish Network with all movie channels, networks, cable channels, and sports listings and the Sirius Satellite Radio tunes into every type of music imaginable. There is a telephone and high-speed Internet access on a small desk for those who can’t escape the realities of the world left behind and complimentary unlimited long distance telephone service to Puerto Rico and the United States.

This suite faces east and enjoys great sunrises and magnificent views of the full moon as it creeps up over the mountains. The suite is very private and is a special place to retreat for napping, sleeping, reading or watching a movie when you need a little time away from the group.

The Overlook suite #2

Suite #2 is both elegant and comfortable. The sleeping area is slightly smaller than the other two suites, however it has the largest outdoor area and an opulent bath comprised of a large, 2 person Kohler soaking tub and stylized double shower heads. 

The outdoor area of Suite #2 is a large covered terrace enveloped by natural vistas. It is your own private outdoor living room complete with a sitting and meditation area. There is a secret back stairway where you can sneak down to the pool, home gym, or laundry room without going through the main house. It is the perfect space to sit and read a book or have a private conversation.

This suite faces west and offers ocean views as well as filtered views of the El Yunque Rain Forest on the main island of Puerto Rico. Great Sunsets can be experienced from the covered terrace during certain parts of the year.

Luxury linens drape the Queen Sized bed. The suite is fully air conditioned and has ceiling fans throughout. Suite #2 is furnished with collector’s artwork, rugs, and accessories. The entertainment system includes a television, receiver, satellite connection and speakers throughout.

Suite #3 is sexy and sophisticated. Its double doors open to the library and give a magnificent sense of space and openness. The King Sized, four post bed is crafted of mahogany with matching dresser and bedside table to complete the set. There are two walk-in closets and a set of double doors which open to a large balcony which overhangs the pool and overlooks the breathtaking panoramic views in all directions.

The bath is exquisite in all respects. It is really a compilation of three different rooms. There is the sink area which has a 9’ long polished concrete counter with two integral concrete sinks and its own linen closet. There is a private toilet room and then there is the one of a kind bathing space. This room has a large Kohler soaking tub for two and a separate shower area which has three separate shower controls and shower heads. There are three cast in place concrete columns which house the shower controls and stand as sculptures in the totally marbled bath chamber. One entire wall of the room is done in large glass block to give bright and interesting light to the area. Of course there are speakers above the tub to pipe in your favorite music while relaxing in this wonderful space and a champagne bucket which sits perfectly on the marble surround of the tub to keep your favorite bottle chilled.

Suite #3 is air conditioned, has ceiling fans throughout and is furnished with collector’s artwork, rugs, and accessories. The entertainment system includes a television, receiver, satellite connection and speakers throughout. The system has extensive Dish Network program. The Sirius Satellite Radio tunes into every type of music imaginable. There is a telephone and high-speed Internet access and complimentary unlimited long distance to Puerto Rico or the United States.

Dining at the Overlook

For those who want a truly luxurious dining experience, keys can be provided to the crystal and china armoire. There you will find Waterford Crystal water goblets, champagne flutes, oversized wine balloons, and straight highballs. There is also Haviland Limoge china of a simple elegant style for your enjoyment if you elect to procure this additional amenity.

The overall space of kitchen, dining, and bar area is large, open and very accommodating for large groups or special occasions. It is also comfortable for one or two people. It is the perfect space for those who love to cook but like to remain connected to the group. For those who don’t like to cook it is the perfect space to bring in the caterers and let them throw a cocktail or dinner party while you enjoy the great views, wonderful atmosphere and warm conversation.

Amenities & Special Features at The Overlook, Vieques, Puerto Rico

The Overlook is over 4,000 square feet of sophisticated and contemporary luxury. There are three bedroom suites, each with their own bathroom, closet, outdoor terrace or patio, entertainment center, desk, and other appointments. On the first floor there is a Great Room with multiple seating areas and relaxed atmosphere and media center. The modern kitchen complete with wet bar is adjacent to the dining area and a grand dining table with seating for 14 people. Directly behind the kitchen is the pantry and service area perfect for catering large parties. There is also a laundry area and home gym. Off the Great Room is a powder room and entry/reception area. The three bedroom suites are located on the second floor and are accessed by a large staircase opening up to the formal library/sitting room.

the Overlook poolside cabana

The poolside cabana is an outdoor seating area complete with poured in place concrete banquets and a concrete table. It is an extension of the house and actually sits in one corner of the swimming pool. It was designed to provide a birds-eye view of the wonderful vistas while having a close association with the pool and the indoor living areas.

The concrete banquets are softened with custom cushions of Sunbrella fabric for your lounging pleasure. There are remote speakers to provide your favorite sounds and ceiling fans for those rare times when there is no ocean breeze. The pool's fountain spouts are built into the wall of the Cabana and the relaxing sound of the water will soothe away the world left behind.

There are a variety of plantings surrounding the Pool Cabana such as hibiscus, fish-tail palms, coco palms, and Dama de la Noche. It is the perfect spot to spend a lazy afternoon or have a small cocktail party with comfortable conversation

Below the large pool is the pool terrace. It sits a couple of feet below the elevation of the pool as to not interfere with the wonderful views enjoyed from the pool itself. The villa is equipped with six lounge chairs, each with their own Sunbrella cushion. It is the perfect place to lay out and catch those relaxing Caribbean rays.

For those who prefer some filtered shade, there is the grid-top pergola which was constructed for just that purpose. Its unique design creates some interesting geometric shadows at certain times of the day.

The entire perimeter of the sunken terrace was constructed as a two foot wide concrete bench. It provides the perfect place to sit and enjoy a great view of the gardens and the ocean below. When having a large gathering it provides additional space for guests to congregate.

The Overlook Kitchen

The kitchen at the Overlook was designed to facilitate multiple functions at the same time while affording magnificent views and connecting with Great Room activities. Its 14’ long concrete island provides plentiful work and prep space for one or multiple cooks and runs the entire length of the galley kitchen. At one end there is a wet bar and beverage area where you can mix your favorite libation or blended drink in addition to brewing the morning cup of coffee or squeezing fresh juices with the juicer.

The Overlook service area

Directly behind, and actually a part of the kitchen is the service / utility area. You will find a washer and dryer, iron and ironing board, and a full supply of detergent, bleaches, and cleaners for your laundry needs. The Overlook home gym system is housed here along with several free weights, creating a comfortable area to do your workout routine while away from home. The large sink and counter area are perfect for storing your live lobsters until time for them to be cooked, and there are plenty of concrete shelves and a concrete pantry for storing beverages and supplies during your stay. Our storage cabinets are stocked with standard household supplies for your use while at “The Overlook”.

This is also “beach central” where you will find the commercial ice-maker, coolers, beach towels, beach chairs, hammocks, and other beach supplies for one of your many trips to Navío, Red Beach, or our favorite, Garcia Beach. One entire wall contains a custom-built peg board for hanging the beach or pool towels to dry, and there is a convenient outdoor shower just outside the service area for rinsing off the sand after a walk on La Chata Beach below.

The overall theme of the service area is one of organization and detail. Much thought was given to the needs of our visitors and how to provide you with what you will need during your stay. It is also the perfect place for service people to organize and prep for your special events or occasions.

There is a stainless steel dishwasher, side by side refrigerator (with ice through the door) and electric range/oven. The kitchen is fully equipped with toaster, microwave, blender, coffeemaker, and all the other necessary small appliances. There is a full array of kitchen gadgets and utensils for your prepping requirements.

The open concrete shelves are filled with plenty of quality plates, bowls, saucers, and mixing and serving bowls. There are glass highballs, wine goblets, coffee mugs, and other assorted drink glasses. There are also plastic drink glasses for your poolside use. The stainless everyday service is by Ralph Lauren and is the Equestrian Braid pattern. You will find service for 12 or more for all everyday dishes and silverware.

the Overlook Great room

The interior living areas of the first floor at the villa are over 1,500 square feet of wonderful entertaining space. There is great flow between areas and from inside space to outside space. There are four sets of large double doors which can be flung open to connect inside and out. The pool was designed as an extension of the great room area and creates the perfect backdrop for yourspecial occasion or your personal enjoyment. The use of Spanish Cedar doors and windows, concrete counters and tables, mix of contemporary and antique furnishings, formal and informal accessories, and unique and various artwork give the room a sophisticated yet comfortable feel.

There are also spacious outside terraces, patios, walkways, and courtyards which add to the overall estate feel of the property and make it the perfect entertaining space. Large groups can be accommodated very comfortably for that special event, yet one to six people feel right at home for the perfect getaway.

The great room entertainment center has a large television complete with satellite audio and video. Sound from the great room is also wired to the upstairs library and to the two outside pool areas. There is also high-speed internet access and unlimited long distance telephone service to Puerto Rico and the US.

You will find the space well appointed and furnished. Every thought has been given to insure your personal enjoyment and comfort. “The Overlook” is our home and hopefully your home away from home during your visit to Vieques.

The Overlook ruins

A fascinating and ever-changing feature of "the Overlook" gardens are the concrete ruins found on the lower portion of the grounds. These former foundations serve as a reminder of what once stood before the decimating forces of Hurricane Hugo in 1989 that hit the island of Vieques. The current owners found the historic ruins charming and decided to incorporate them as garden features. A tremendous variety of plants have been placed around the ruins for our guests to explore and enjoy. Papaya trees planted between the beams of the upper ruin produce fruit on a regular basis, perfect for a sunrise breakfast in the gardens.

The lower ruin is used as a personal nursery for growing trees, shrubs, and ornamentals to be used throughout the property. As you continue to explore the grounds you will discover two iron benches shaded by tall bamboo and Puerto Rican Royal palms. This is a wonderful place to sit and relax or have a tete’ a tete’. The ruins add interest and depth to the gardens, providing a series of outdoor rooms and secret gardens for each visitor to enjoy. They will continue to evolve over time and will always be a special part of “The Overlook” property.

The ruins are an integral part of the gardens and some local residents have fondly named it La Ruina. Below La Ruina you will find a gate to the lower road and a less than one-minute walk through the mangrove estuary to La Chata beach and our favorite swimming hole.

The Overlook wall gardens

The hillside setting of “The Overlook” allowed the use of many large concrete walls and interesting stairways in the design. The dramatic elevation changes add to the overall charm and character of the property. These walls, stairways, and planter boxes provide the perfect backdrop for a variety of plantings.

Much thought was given to the types of plants used and their contribution to the setting. There are fragrant varieties, colorful displays, and fruit bearing specimens all to excite the senses. The proximity to the ocean and ocean breezes present many landscaping challenges. However, with the dramatic elevation changes throughout the property there are several different ecosystems available for planting. Things that flourish in the lower gardens would not live up above and vice versa.

The use of the different areas of the garden for parties, events or just a leisurely stroll provide a wide array of interesting spaces and specimens for your enjoyment.

The Overlook library

The library or formal sitting area at the villa is the common gathering space which adjoins all three suites. As you sit on one of the two overstuffed sofas you look down into the pool below and across the estuary to the Atlantic Ocean beyond. There is a dramatic elevation change between “the Overlook” site and the adjacent estuary. Because of the lush landscape below you feel as if you are in a tree house or lookout. This elevated feeling is perpetuated throughout the property but is especially pronounced in the library. It is an indescribable experience to sit and watch the waves break, pelicans fly, boats pass, storms move, and rainbows appear and disappear all from this comfortable, cozy, space.

There is a large Spanish Cedar bookcase built into one wall of the library where you will find an eclectic variety of books collected over time and new additions are made continually. There are speakers with volume control in the library, which are part of the entertainment system from the Great Room on the first floor.

Prices are subject to change. Seasonal retes change December 15, 2006. A 50% deposit is required upon booking. Final payment is required no less than 60 days prior to arrival date. We accept personal checks, money orders, or cashiers checks. We can also accept Master Card and Visa but there is an additional 5% surcharge.

After full payment has been received there will be no refund for cancellation unless another rental can be secured to replace the cancelled dates.

Policies / Services

• “The Overlook” has a maximum occupancy of six persons. There are two king beds and one queen. There are no twin beds, fold up cots, air mattresses, futons, fold out sofas or other sleeping accommodations. Nor will they be allowed. All rentals include full use of the premises as described herein.
• Provisioning, house keeping, china and crystal upgrade, and special services will be happily provided at an additional fee. Please inquire if interested on this service.
• Complimentary pick-up at the Vieques airport upon arrival is provided. Coordination of rental car and return transportation can be provided at an additional charge. Please inquire.
• A credit card number is required for a security deposit. If there are any guests under the age of 12 there will be an additional security deposit required. Please inquire.
